Glass balustrade cost Dubai: 2026 price per linear metre

A frameless glass balustrade in Dubai costs AED 550 to AED 1,400 per linear metre in 2026, supplied and installed at 1.0 to 1.1 m height. The rate you get depends on glass thickness, fixing system and site access, so the useful answer is a band plus a written scope, not one headline number.

What a glass balustrade actually costs in Dubai in 2026

A spigot mounted frameless system starts near AED 550 per linear metre in 10 mm glass, and a recessed aluminium channel system in 12 mm glass reaches about AED 1,400 per linear metre. Those rates include supply, fixings, structural silicone and polished edges on straight runs with normal access.

Rates assume 1.0 to 1.1 m height, straight runs, clear glass and access by door or goods lift during working hours. Curved runs, raked stair panels, tinted glass and upper floor lifting sit above these bands.

Worked example: 8.5 m villa balcony and a staircase run

Take 8.5 linear metres of 12 mm frameless glass on a first floor villa balcony, spigot mounted, plus 5.5 linear metres on an internal staircase including a landing panel. Balcony glass at AED 820 per linear metre is about AED 6,970. Raked stair glass needs templating and extra cutting, so at AED 950 per linear metre it is about AED 5,225. A 316 grade stainless handrail adds around AED 1,760, templating and notching AED 600, delivery and lifting AED 500. The job lands near AED 15,050 plus 5 percent VAT, so budget AED 15,500 to 17,000 including VAT. The same scope in 10 mm spigot mounted glass comes down to roughly AED 12,500 including VAT.

The five things that move the price

Only two of these five are about the glass itself.

Glass thickness and grade

10 mm toughened glass covers most villa balconies up to 1.1 m. 12 mm adds stiffness and reduces visible flex on panels wider than about 1.2 m. Laminated 6+6 mm with a PVB interlayer is standard wherever the public can lean on the glass, and costs 15 to 25 percent more than monolithic toughened glass of the same thickness.

Fixing system

Spigots sit on the finished floor and are the cheaper frameless route at AED 550 to 950 per linear metre. Core drilled base plates and recessed channels need setting out before screeding or tiling, and run AED 850 to 1,400 per linear metre because of slab work and making good. On a finished floor, spigots or surface mounted base plates are usually the practical choice.

Span, height and wind load

Wind pressure rises with height, so a 20th floor balcony needs thicker glass or shorter panel centres than a ground floor terrace. Splitting a long run into 1.0 to 1.2 m panels is often cheaper than buying thicker glass for one 2.5 m span.

Handrail or fully frameless

A 316 stainless handrail adds AED 250 to 450 per linear metre, and on staircases it often lets you drop one glass thickness. Fully frameless reads cleaner in restaurants, cafés and retail interiors where sightlines matter.

Edge polishing, access and making good

Exposed edges must be flat polished, or the glass is a cutting risk. If polishing is not in the quote, expect AED 25 to 40 per linear metre to add it later. Access is the other silent cost. An upper floor apartment needs lift protection, booked slots and sometimes a hoist, while a villa with a driveway needs none of that. Two identical balustrades can differ by AED 1,500 on access alone.

Balconies, staircases and pool fences: which system fits

Spigot mounted 10 mm or 12 mm frameless glass suits villa balconies and terraces. Channel set glass suits apartment balconies where you want an unbroken floor line. Staircases and pool fences normally need laminated glass with a handrail or top rail.

  • Villa balcony or terrace: 12 mm spigot mounted frameless, 1.0 to 1.1 m high, panels of 1.0 to 1.2 m
  • Apartment balcony: 12 mm channel set glass, or spigots where the floor is already finished
  • Internal staircase: laminated 6+6 mm cut to the rake, with a stainless handrail and a through bolted landing panel
  • Pool fence: laminated glass at 1.2 m with a top rail and 316 stainless fittings for chlorine and salt
  • Roof terrace or pergola edge: laminated glass, shorter panels and engineer checked wind loads

Commercial glass balustrades in offices, cafés, retail and hospitality

Commercial balustrades are priced from drawings because the spec is heavier. Public areas usually call for laminated glass, 316 stainless or powder coated aluminium fixings, and a building that has to satisfy Dubai Civil Defence on means of escape. An office mezzanine, a retail void edge, a café terrace and a restaurant mezzanine all need the balustrade designed with the fit-out, not added after the joinery and flooring are in. That is why the same team handles the glass and the aluminium framing as part of our aluminium and glass works in Dubai.

Approvals and safety in Dubai

Anything on a public area, a facade, a mezzanine or a means of escape route needs a submission, and the sign off comes from a licensed engineer, not from the glass supplier alone.

  • Dubai Municipality for facade and balcony works and for permits where the structural edge changes
  • Trakhees for projects inside the free zone and Ports, Customs and Free Zone areas
  • Dubai Civil Defence for public areas, means of escape and commercial fit-outs
  • Landlord or building management NOC for tower work, including lift use and working hours
  • Wind load and deflection calculations by a structural engineer, checked against building height and exposure
  • Laminated glass with a documented interlayer and visible glass markings that match the approved submittal

Allow 5 to 15 working days for approvals. A private villa balustrade inside its own plot often needs no submission, but the building NOC still applies.

How to compare glass balustrade quotes in Dubai

Compare scope, not the rate. A AED 700 and a AED 1,050 per linear metre quote can both be fair if one excludes fixings, silicone, edge polishing and lifting.

A complete quote states the glass type, thickness and interlayer, the panel schedule, the spigot or channel count and stainless grade, structural silicone and gaskets, lifting and floor protection, making good and the snag list, approval drawings if needed, and the dates for fabrication and installation. Ask to see glass balustrade and frameless shower projects before you compare rates.

Red flags are a rate with no glass thickness, no spigot count, no edge polishing line, and a price that only firms up after the first site visit. A per metre rate quoted before anyone has seen the balcony is a guess.

From measurement to installation: the timeline

A typical Dubai balcony takes two to four weeks from measurement to handover. Commercial jobs with approvals take four to eight weeks.

  1. Site visit and measurement, one day, to check height, slab condition, floor finish and access
  2. Written fixed price within 24 to 48 hours, with the glass schedule and inclusions
  3. Approval submission if required, five to 15 working days with the consultant or landlord
  4. Glass fabrication and tempering, seven to 12 working days, longer for laminated, tinted or low iron glass
  5. Delivery, lifting and installation, one to three days for a villa balcony and longer in a tower with booked lift slots
  6. Silicone cure and snag walk, 24 hours cure before cleaning, snags closed within a week

You can request a fixed glass balustrade quote with photos of the balcony, the length in linear metres and the floor level. Sizes, spans and fixing details for other fit-out elements are covered in our more fit-out and glazing guides.

Frequently asked questions

How much does a glass balustrade cost per linear metre in Dubai?

A spigot mounted frameless balustrade runs AED 550 to AED 950 per linear metre in 2026, and a recessed channel system runs AED 850 to AED 1,400. Laminated glass for public or high wind locations adds around 20 percent. Rates assume 1.0 to 1.1 m height and straight runs.

How much more expensive is frameless glass than framed glass?

Framed aluminium posts with a handrail land at AED 380 to AED 580 per linear metre, so frameless glass costs roughly 30 to 60 percent more. On staircases and long runs the gap narrows, because a handrail on frameless glass can let you use a thinner panel.

Does a glass balustrade need a handrail in Dubai?

Not always. A private villa balcony at 1.0 to 1.1 m with glass designed for the wind load can be fully frameless. Staircases, pool fences and public areas usually need a handrail or top rail, and Dubai Civil Defence submissions for commercial fit-outs normally expect one.

How long does glass balustrade installation take?

Installation itself takes one to three days for a villa balcony. Allow two to four weeks overall once measurement, fabrication and tempering are counted, and four to eight weeks where approvals or lift bookings are involved.

Do you handle Dubai Municipality, Trakhees and DCD approvals?

Yes. We prepare the drawings, work with a licensed structural engineer on the wind load and deflection calculations, submit through the consultant and attend inspections. Allow five to 15 working days for the approval stage.
